TOORONGA ROAD

Four level multi residential Specialist Disability Accommodation (SDA) development to replace existing apartment complex. Designed to promote enhanced inclusion of individuals with disabilities in society, especially targeting young disabled individuals, and aims to support seamless integration of independent living. The development comprises eight apartments, including one Overnight On-site Accommodation (OOA), focused on independent living for a range of SDA classifications and participants, ranging from single residences to shared accommodation for 2 participants.

Introduction of landscaping coupled with design restraint, softness and order to the building mass responds to the strong urban constraints. Structural hierarchy of native vegetation growth introduces structural order into the internal prescriptive order as a superstructure, with design detail emphasized through copper appearance panelling and lightweight cladding. Careful consideration was required to accommodate for the significant land incline from front to rear and sensitive interface to residential neighbours, with design featuring a well-articulated recessive upper level. Location on Tooronga Road offers the opportunity to create significant interface and statement while complimenting the surrounding residences.

Design successful through Clause 52.22 exemption application process by fulfilling criteria with successful compliance of registered NDIS provider and having the building design successfully certified to the NDIS SDA Design Standard by an accredited third-party NDIS SDA assessor. Design considerations feature meaningful landscaping to site and surroundings to minimise the impact on the area’s amenities and safeguard the trees and hedges on neighbouring properties.
