Planning Stages
Three level residential Specialist Disability Accommodation (SDA) development within a transitioning and changing precinct in the heart of Blackburn. Designed to facilitate improved integration of independent living for those with disabilities within the community. The development provides accommodation for independent living of all degrees of SDA participants, with careful design consideration addressing the significant land slope concerning circulation, access and egress, whilst avoiding a building that appears or is perceived institutional to its residents. Inspiration for the horizontal forms resulting from the slope of the land, creates the stepping and recessive aspect to the upper levels of the complex.
Timeless design response balanced with contemporary integration of residential context required as the precinct undergoes a transitional period, where surrounds and properties feature an eclectic mix of older, traditional low-density residences with newer mid-density complexes. Inspired by the varying and mixed materials and elements within the area, design features reflect and draw influence from within the vicinity, highlighting a relationship with the existing neighbouring typologies.
Complex features varying concrete blocks targeted at the ground level entry areas, with finishing elements of varying texture creating visual interest. The recessive upper levels utilise metal cladding, darker tones and contrasting colour to highlight the form against the lower levels. Metal trimmed windows and capping, define and break up the varying textures to compose a common theme throughout the building. Complimentary detailed and glazed elements bordered by the bold horizontal design lines create effective and pleasant form. To provide sanctuary and privacy for residents, cascading planters within targeted locations and set back from the busy street, break up the visual bulk and the integration of landscaping into the upper levels soften the overall form and enhance the garden suburb nature.
