Boutique apartments located on the commercial fringe of a transitioning and evolving inner suburban heritage suburb creating a building that will activate and rejuvenate this section of Brunswick. Located at the transition point of commercial zones, with opposing interfaces in each direction. Abutting commercial and residential interfaces provide the opportunity to merge one with the other. The concept stimulates the evolution of the precinct and the desired key attributes through an active and durable interface blended with targeted landscape to facilitate the evolution of the precincts key attributes.

Design of the four level residential building with office tenancy on ground level, started with a large, solid commercial building mass, broken down to residential proportions to create a transition to the articulated, dispersed residential built form. Active and durable finishes, complimented by greenery incorporated into the street interface and a landscaped buffer to surrounding residential neighbours enhances the setting for a new precedent. The holistic approach is continued with external treatments throughout the building.

Inspiration has been taken from the precincts rich industrial and blue collar heritage; timeless commercial finishes are merged with light translucent and open forms to maximise liveability and amenity. Cementitious panelling designed to provide strategic screening for privacy and security create a sanctuary for its residents. Strong consideration has been given to layouts to promote daylight, views and collective communal living through landscaped roof terrace that includes herb gardens, gathering area, and communal service zones.
