HORNE STREET, ELSTERNWICK – TOWN PLANNING SUBMISSION

Within the fabric of the Urban Renewal proposed for Elsternwick and where the biggest development and growth is directed, you will find the new proposal by CBG that will play a significant role in the transition of this area. The sites size, corner location opposite Elsternwick train station and proximity to Glenhuntly Road allows the opportunity for an architectural statement that is both connected to its surroundings and reflects movement through its form. The building will form connection within the precinct as a focal point for the regeneration of the zone.

Town Planning has now been submitted for the new 14 storey mixed use development complex consisting of a ground level café and retail space, approximately 2,000sqm of commercial office space and 44 apartments on the upper levels.

Located within the Urban Renewal development zone, there are various opportunities that have been integrated into the building design with the site size allowing for greater height and density. A design has been developed that will create an iconic and high quality proposal that expresses the historical connections of the area in both the visual and physical expression. The design reflects the connection of movement and motion through its form, both visually and physically, a gesture expressed through the progression of all the elements of the building.

The building mass adopts a podium – tower form, with potential city and bay views. A delicately curved profile to the top of the tower draws visual interest up the building that provides an identifiable silhouette from distant approaches. The architectural language of the building represents a high quality, contemporary form that is both understated and elegant in its form and finish, with the prevailing external material being bronze tinted glazing and textured concrete. With integrated landscape including new trees and planter boxes at street level and around the perimeter of the podium complimenting the building form.

The design makes an excellent contribution towards environmentally sustainable design with integrated water and stormwater management, double glazed windows to enhance thermal performance and acoustic control and excellent energy efficiency ratings within the apartments, while its close proximity to public transport encourages its use.

Elsternwick has always been both a destination and focal point of movement for Melbourne’s growing landscape and the proposed complex within the ‘heart’ of this major activity centre will promote the Urban Renewal proposal.
